Electricity

Solar panels on the mill’s roof supply variable amounts of green electricity to the communal mill areas even on cloudy days. This supply does not cover all usage and is supplemented by the national grid. 

We use specialist utility supply consultants who have intimate market knowledge to help negotiate against market volatility and provides pricing stability throughout the term. All occupants benefit in terms of reduced rates as agreements are reached with electricity suppliers based on the volume of electricity consumed in total across Titanic Mill.

TMESL, in accordance with industry requirements make no profit on the per unit sale of electricity supplied via appointed third party suppliers.

To prevent disruption to electricity supply from power cuts, we have invested in an on-site diesel-powered generator which automatically cuts in to maintain supply in the event of a powerout. In addition we have invested in a mains surge protector to mitigate the effects of power surges and spikes for everyone.

Heat

A low temperature hot water system (LTHW) operates 24 hours a day, 365 days a year. The system supplies hot water for central heating and domestic use to each apartment. It ensures hot water usage within an individual apartment does not affect the supply to another. 

The three existing gas boilers which were installed in the original development of the Mill were replaced in mid 2022 by three new ultra efficient gas boilers. We aim for an efficient gas to heat conversion ratio with system performance monitored monthly.

As with electricity supply, we use specialist utility supply consultants who have intimate market knowledge to help negotiate gas supply agreements to ensure the best balance between price and fixed term commitment. All occupants benefit in terms of reduced rates as agreements are reached with gas suppliers based on the volume of gas consumed in total across Titanic Mill.

Water

Water from the aquifer is treated by ultraviolet filters to ensure it is suitable for drinking. This approach requires no added chlorine or chemicals and eliminates any harmful bacteria. Water is stored in a sealed tank to allow for consistent water supply.

It is worth noting that water supplied via the aquifer is extremely soft, meaning it tastes and feels different to commercially supplied water from communal reservoirs. This water requires smaller quantities of detergent to produce a lather. Taste is a matter of personal preference; however, the water is regularly tested for purity. If you find it unfamiliar, please persevere, as it is likely to be purer than commercially processed water. 

To allow for cleaning and to provide a backup, should the onsite system fail, there is an external supplier who will supply mains water.
